A Lotus Template To Analyze Financing Alternatives.

The Lotus 1-2-3 spreadsheet can be used to create a template to analyze rental properties by calculating mortgage payments, interest costs, depreciation, and income taxes. The template can combine this data with other financial data to produce both income statements and cash-flow statements. Lotus 1-2-3 can also be used to create templates for analyzing and comparing financial alternatives when purchasing a property by calculating amounts of loans, cash needed for settlement, monthly payments, net income, and cash flow. Templates incorporating rates and assumptions for four types of mortgages are presented, including directions for creating templates and the formulas used.
